Palmilla Dunes Luxury Penthouse Ocean Views!

This is our second time staying at this amazing condo and had an amazing time!! The location can't be beat - walking to fitness, pool, shops and restaurants! You also get a golf cart (Ole Betty) included to move around in which allowed us to skip renting a car! The unit is tastefully appointed and you can't do better than this gorgeous rooftop with firepit and view of ocean! We look forward to returning next year!

Our family of 4 had the most wonderful stay at this condo in Palmilla. Communication was fantastic from start to finish. Hector greeted us at the condo, walked us through everything, and was incredibly responsive whenever we had questions. The rooftop was one of our favorite spots — morning sunrises with whale sightings from the deck and beautiful sunsets in the evenings. The golf cart was a HUGE bonus for easy beach access. We loved splitting our days between the pool and the beach. We made great use of the gym, pickleball and tennis courts, and enjoyed the nearby restaurants every day (Nicksan was our favorite for sushi!). The condo itself had absolutely everything we needed — nothing was overlooked. You can easily walk to shops, restaurants, and the clubhouse, which made everything so convenient. We loved it so much that we even met with a real estate agent to explore buying in the area. We would absolutely rent from Deborah again and highly recommend this property to anyone

Deborah’ condo is beautiful, spotless, peaceful, well cared for, and uncluttered. I can’t recommend the condo highly enough. The photos, the descriptions and the recommendations all match up perfectly, so that when we walked in for the first time, we knew we were in the perfect place for us. Deborah and Hector were very responsive, attentive and really cared about us having a great experience. The deck has beautiful ocean views. The beds were super comfortable, the bathrooms clean, the kitchen and living room spacious, functional and very well done. We would absolutely return, I can’t think of a better place to stay in the area.

Absolutely beautiful resort. You can walk to restaurants into the pools. The staff is amazing. The unit is well appointed. Amazing sunrises, and sunsets.

A lovely stay in the Palmilla district of Cabo San Lucas/San Jose del Cabo!!! This property is in an ideal location for visiting this area. A little bit closer to San Jose Del Cabo, and a short five minute golf cart trip to a beautiful swimmable beach (golf cart included!). Our favourite amenity was the lovely Palmilla Dunes private club that was included in the rental rate. A truly outstanding facility with tournament quality tennis courts, as well as Pickleball and Padel. Outstanding gym facilities, and a spectacular pool complex with poolside drinks and dining. I could go on, but if you’re looking for the perfect property for a visit to the area, look no further.

We had an amazing stay at Deborah's apartment in Cabo! The space was very comfortable, spotless, and had everything we needed for a relaxing trip. We especially loved the access to the club and how close it was to the beach—such a perfect location. Would absolutely stay here again!

We had an absolutely wonderful stay at Palmilla Dunes #821. The property was perfect for our family of four, spacious, well air conditioned, and incredibly comfortable. The grounds are beautifully maintained, and the entire community feels safe, secure, and peaceful, with gated access and attentive security. Hector, the property manager, was outstanding, he was quick to respond and made sure we had everything we needed throughout our stay. He even offers a service to stock your fridge which was a nice treat and worth it. The golf cart and beach access were highlights of our trip. The beach is stunning, with a calm and shallow section that was ideal for our 3-year-old, plus clear water and fish for snorkeling. We loved taking the cart down to watch the sunset on the beach, knowing we could return safely and easily. One of our favorite features was the rooftop view, absolutely breathtaking at all times of the day. We enjoyed the spa and utilized the grill. If we could make one small suggestion (or two), it would be to add a bolt or extra lock on the front door, not out of concern, as the area feels incredibly safe, but just for extra peace of mind with little ones sleeping in the front room. We noticed several open garages and doors throughout the area, which speaks to the relaxed and trusting atmosphere. Having a mini spa battery powered vacuum would be great as well, as there is dirt and sediment in the spa due to it always being exposed, would be nice to quickly vacuum it up yourself. The fish tacos and food at the Blue Fish was the best find, and reasonably priced compared to the other eateries nearby. This was our first visit to Cabo, and we couldn’t have picked a better place to stay. If we return, we’ll 100% be booking Palmilla Dunes #821 again. Highly recommended!

Our family of three had the most wonderful vacation at Palmilla Dunes. The condo was the perfect size and the golf cart made getting around so easy. The Club amenities were top notch. We will be back!

The place is absolutely great for a family or two couples. The club with the swimming pool is fantastic, great food and drink and not crowded. The golf cart greatly helps getting around the area, which seems extremely safe. Beach area is nice. Not an expansive beach. It’s a mile to the beach which is an easy golf cart trip. The roof hot tub is very nice, has great views, and is private. Downtown access to either Cabo San Lucas (south) or San Jose del Cabo (north) is an easy uber ride. For golfers, Palmilla advertises 27 holes of golf but 18 or them are private despite your stay there. There are plenty of other courses nearby but if you played 18 at palmilla you would be playing the Arroyo 9 twice unless you can talk your way onto the other two nines.

Palmilla Dunes is fabulous! I am not sure what we loved more - the gorgeous home, the exceptional rooftop or the amenities - fitness center, beach club, the many restaurants so close or golf cart to get around! Additionally, our property manager Hector was incredibly responsive and friendly. We can’t wait to return! This is a property we highly recommend!!

Our family loved our visit to this beautiful townhome in Pallima. The amenities were great - pool, gym, tennis and pickle ball courts, spa, and lots of restaurants nearby. The golf cart is key and offered an easy and fun ride to the beach and all the amenities nearby. The home has everything we needed to make our visit feel like home and comfortable. Our host was great in coordinating transportation when needed, a chef for dinner, and anything else we needed during our stay. I would highly recommend this home and will certainly be back!

Deborah and Hector are fantastic. Super friendly, atttentive and full of great suggestions on fun things to do and places to dine. I even had a medical issue (clogged ear) and they quickly found me a doctor who made a house call right away and fixed me right up. I am grateful to them for their incredible support. To boot, the home is stunning. I especially loved watching the sunrise from the hot tub and enjoyed playing tennis at the club. My only regret is not staying longer. I hope to be back!

If you are looking for a relaxing contemporary open floor plan with multiple decks, a 360 degree view that is fabulous for waking up to the sunrise or relaxing to an enticing sunset, walking distance to wonderful restaurants, cafes, coffee shops, great little grocer and of course shopping - you have found the place at 821 Palmilla Dunes. The amenities are perfect and amazing - your own (to use of course) Tiffany blue golf cart and access to the pool and workout club! How can you go wrong? AND only a golf cart 5 min ride to the beach. Absolutely beautiful and comfortable, you won't want to leave - so you have to book a longer stay. I give this condo a dbl 5*

We stayed her for my wife’s birthday and celebrated with another couple. There was plenty of space and everything was perfect! Hector’s met us upon our arrival and showed us everything in the house and made sure we were comfortable before leaving. He was also very responsive when we messaged him for car services. The rooftop deck and hot tub were the best part of our stay. The house was spotless and had everything we needed for our stay. It was easy to walk to the clubhouse and the golf cart was a nice touch when we wanted to drive. We would definitely stay here again!

We’ve been visiting Cabo for the last 20 years, but this was our first time staying in San Jose. This place did not disappoint,. Hector met us for an early check-in and gave us some great tips on the area. The development where the house is located is new & kept immaculate with beautiful, lush gardens& cool desert landscaping. I’ll start by mentioning the condo itself: new modern decor, and super clean. The high ceilings made it feel very open and there was also great lighting. The beds were very comfy with nice linens,. The outdoor space was lovely to have coffee in the mornings. Oh, and the coffee machine made delicious cappuccinos which was a very nice surprise! We took the golf cart daily to the beautiful beach where we snorkeled in calm clear water and saw tons of fish. After the beach, we always stopped at the most incredible pool with good food& drink specials. We are already planning on when we should go back, we feel like we didn’t get to enjoy it long enough!

Deborah’s place was beautiful, clean and quiet! We loved the private, gated resort and all the amenities it included. Shopping at Palmilla Shoppes and great food were a short golf cart ride or just steps away, once you know where the trails are! Beach access was easy and a beautiful golf cart ride through Palmilla. We highly recommend staying here. The kitchen was equipped with everything we could need and all the outdoor spaces were amazing! We especially loved the shaded swing or the rooftop for sunbathing. Property managers were very responsive and took great care of us while we were there. We appreciate their recommendations and helping us with a driver for the week. We will definitely stay at Deborah’s Place again when we visit San Jose del Cabo.

This place is amazing, quite community. We went with family and Hector’s communication was phenomenal! Definitely recommend it, don’t think twice just book their place!

El lugar requiere mantenimiento, la sala está muy sucia, tiene pelos de animales y muchas manchas da muy mal aspecto, pusimos sábanas para podernos sentar sin desagrado; la segunda habitación fue un problema abrir la persiana, hasta el último día apenas y logramos subirla a la mitad. El jacuzzi en mal estado, sucio con agua de uso anterior al parecer ya qué habían unos flottis ahí dentro y el hidromasaje nunca encendió. No pudimos usar al menos el tan mencionado carrito de golf ya qué escribimos al parecer quién era el encargado y no respondió durante nuestra estancia. $30 mil pesos por 3 noches en un lugar en esas condiciones fue un robo. Sean honestos y consideren un reembolso parcial de mi dinero. Saben bien qué su publicación es engañosa.

Beautiful unit that was fully equipped with all we needed for a five day stay. The golf cart was perfect to get to the amenities and to the beautiful beach/ocean. Beds were very comfortable and furnishings were of high quality. Loved the beautiful pools and taking long morning walks around the neighborhood.

It's the perfect spot! Looked exactly like the photos We met Hector upon arrival and he showed us around. We made ourselves a margarita and sat on the roof deck where we watched whales breaching. The pool club was great - lively enough top not feel weird but nowhere near as crowded as a hotel and the food was actually great. The location is quiet - which we loved. An easy drive into San Jose and a golf cart down to Palmilla beach. And yes - golf cart, umbrellas and beach chairs for use. We look forward to coming back!

Our family has rented many AirBnBs and we all agreed that our Palmilla Dunes vacation was hands down the best experience! The beauty of Palmilla & Palmilla Dunes amenities is obvious and made the vacation luxurious and convenient. Daily jogs, walks to the Shops at Palmilla for coffee, groceries and restaurants (Cream was our fave), easy access to a stunning and swimmable beach plus the beautiful pool, fitness center and spa at the resort were AWESOME! BUT the best thing about our stay was Deborah's villa/her staff. I'm not kidding.....we felt like we were staying in a curated, 5 * boutique hotel. The furnishings throughout are gorgeous, rooftop deck with a full view of Sea of Cortez, hot tub for star gazing and huge fire table were amazing, the beds were SO COMFY, the Primary Suite had huge closets with luggage racks and robes, kitchen was well stocked. Golf cart & beach chairs were icing on the cake! And the staff! Hector arranged airport transport and even brought us coffee!

We've stayed at several privately-owned condos in Los Cabos, but this was the nicest one by far! Palmilla is definitely one of highest-end communities and you pay for it. But, if it's in your price range, you'll love this condo! Pros: Very clean, free of any feeling like you're staying in someone else's place, very comfortable and beautifully appointed in every way! Mattresses are VERY comfy, also. Owner's golfcart in private garage was a huge plus so that we could bomb-around to the local restaurants, pool, beach, etc. This was a nice surprise feature! Great location...condo is an easy Uber ride to downtown San Jose or Cabo. Great view and overall amenities on the rooftop. Lastly, Hector was the owner's concierge and a very nice and helpful guy! He met us at condo to give us a walk-thru which was helpful. Cons: Very few...hot tub on rooftop has seen better days...jets barely worked and getting the cover on and off was a big pain. Kitchen lacks a regular coffee maker.

The location was great and close to a small market and places to eat. Hector was there to greet us and was super helpful. We will be back!

Amazing place! Was clean, communication was great and the location was perfect. We loved the place and the club at Palmilla. The shops have a great coffee shop and a nice grocery store where we picked up a couple things we needed for the week. Having the golf cart was very nice. We used it to go to the beach/pool/gym. Other than traveling to dinners we did not need a car. Couldn’t recommend the place enough. Will be back.

Amazing home in a fantastic location with great amenities. Could not have asked for a better stay in Cabo. Hector was extremely helpful with any questions/requests as well. Highly recommend staying here.

We loved it!

We were excited when we entered VRBO rental condo. It was clean, beautifully appointed and had everything we needed. It was decorated modern and simply and did not feel like we were staying in someone's home. We love the location as it is our favorite area in Cabo. It is right next to the Shoppes at Pamilla where you can find everything you need and then some. Also, the club had every amenity you could need.

The pictures on your site didn't do the property justice. The accommodations and location were perfect. Having been provided a golf cart was a huge bonus to get our family back and and forth to the Outstanding community pool, the Shoppes at Palmilla and the beach. From our initial property walk thru to the staff at the pool, we felt so welcomed and a part of the Dunes community.
